If you're looking for a luxury high-rise apartment in Houston's Energy Corridor, The Watt deserves a spot on your tour list. I toured it myself (watch the full video above), and in this guide I'm breaking down everything renters actually care about: current prices for every floor plan, leasing specials, the real monthly cost with fees, amenities, reviews, and what you need to qualify.

If you like what you see andwould like to move forward with an application, please write my name, Kadeisha Enohtanya as your realtor and as a thank you I'll have $100 waiting on you when you move in.

Prices, specials and availability below were pulled from The Watt's website on October 7, 2026, and change often. Always confirm with the leasing office.

Where Is The Watt? The Energy Corridor Neighborhood

The Watt sits in Westlake Park in the Energy Corridor on Houston's west side, just off the Katy Freeway (I-10). If you work for one of the energy companies headquartered in the area, your commute could be a few minutes. You're also a short drive from Memorial City Mall, CityCentre's restaurants and shops, and the trails along Buffalo Bayou and Terry Hershey Park.

Good to know: this is a car-friendly area. The location scores high for driving and moderate for walkability, with limited public transit. The property is zoned to Katy ISD.

Current Leasing Specials at The Watt

Right now The Watt is offering up to 12 weeks of free base rent, plus $1,000 if you look and lease. Minimum lease terms and restrictions apply, the special is only on select apartments, and other costs and fees are excluded.

What that could mean for you: on a 12-month lease for the $1,750 studio, 12 weeks free is worth about $4,800. That brings your effective base rent down to roughly $1,350 a month. Ask the leasing office exactly which units and lease terms qualify.

The Watt Floor Plans and Prices

Every apartment has 11- to 14-foot ceilings. The Watt lists two prices: base rent and a total monthly price that adds about $180 in required monthly fees (more on that below). Here are the starting prices for each floor plan. Prices in parentheses are my estimated effective base rent with the 12-weeks-free special, based on a 12-month lease:

Studio apartments

  • S1 (696 sq. ft.): $1,750 base rent (about $1,346 with 12 weeks free), about $1,930 total per month

  • S1.1 (657 sq. ft.): $1,945 base rent (about $1,496 with 12 weeks free), about $2,125 total per month

  • S1.2 (657 sq. ft.): $2,015 base rent (about $1,550 with 12 weeks free), about $2,195 total per month

Fees and Utilities: What You'll Really Pay

This is the part most apartment reviews skip. The Watt publishes its fees, which I love. Here's what to budget for:

Move-in costs

  • Application fee: $75 per applicant

  • Administrative fee: $150

  • Security deposit: varies based on your screening results

Required monthly fees (about $180 total)

  • Smart home services: $60

  • Internet: $45

  • Chilled water: $35

  • Boiler management: $15

  • Trash: $15

  • Pest control: $5

  • Gas: $5

On top of that: electricity and water are billed by usage, and renters insurance is required.

Apartment Features

  • 11- to 14-foot ceilings and expansive windows with views of Westlake Park

  • Washer and dryer in the home

  • Smart-home technology

  • Quartz countertops and designer cabinets with under-cabinet lighting

  • Stainless steel appliances, including a gas range, plus a beverage center

  • Tiled showers with frameless glass doors and rainfall and handheld shower heads

  • Freestanding soaking tubs and LED-lit mirrors

  • Custom built-in closet shelving

Not every feature is in every apartment, so ask which ones your floor plan includes.

Community Amenities

  • Rooftop resort-style pool with loungers and an outdoor TV

  • Rooftop covered club area with grilling stations

  • Electric Sky Lounge, an indoor rooftop clubroom

  • The Power Lounge club and game room

  • The Grid co-working space for working from home

  • Circuit Fitness gym and The Zenergy Room yoga studio with an outdoor terrace

  • Bark Park and Spark Pet Spa

  • Bike storage with a repair station

  • Access-controlled package room

  • Gated garage parking with reserved spots and EV chargers

Is The Watt Pet-Friendly?

Yes. The Watt welcomes cats and dogs. Third-party listings show a limit of 2 pets per apartment, a $300 one-time pet fee, monthly pet rent of about $25 to $30, and a 100-pound weight limit with breed restrictions. Confirm the current pet policy with the leasing office before you apply.

The Watt Reviews: What Residents Are Saying

The Watt has a 4.7-star rating on Google from 50 reviews and a 4.7 renter rating on Apartments.com.

  • What residents love: The leasing team comes up again and again for being friendly, patient and professional. Reviewers also praise the brand-new building, the rooftop pool, the amenities and the 2-bedroom layouts.

  • What to ask about: A few recent reviews mention A/C and humidity problems in their apartments. Management responded and said at least one of those issues was fixed. On your tour, ask how cooling issues are handled and how fast maintenance responds.

Rental Requirements: How to Qualify at The Watt

Every adult 18 or older who will live in the apartment has to apply. Here's what The Watt looks at:

  • Income: Combined, verifiable income of at least 3 times the monthly rent. For the $1,750 studio, that's $5,250 a month, or $63,000 a year.

  • Credit: A credit report is pulled for each applicant, including rental payment history. Weak or limited credit can mean an extra deposit, a guarantor, or a denial.

  • Background check: A criminal background check is run on every applicant who will live in the apartment.

  • Accurate application: False information or documents lead to an automatic denial.

The Watt Leasing Office Hours

  • Monday to Thursday: 10 a.m. to 7 p.m.

  • Friday: 9 a.m. to 5 p.m.

  • Saturday: 10 a.m. to 5 p.m.

  • Sunday: 1 p.m. to 5 p.m.

Is The Watt Worth It?

If you want brand-new, high-rise living on Houston's west side, The Watt has a lot going for it: a rooftop pool, a co-working space, in-home washers and dryers, and one of the strongest leasing specials I've seen in the Energy Corridor. Just budget for the roughly $180 in monthly fees on top of base rent, and use your tour to ask about A/C and maintenance.
