How to Buy Your First Home in Houston: 4 Steps From a Local Realtor

I love scrolling social media and seeing someone announce they just bought their first home. In this economy, when everything costs more, buying a house can feel impossible. And when people do share how they got there, it's usually vague.

So I'm going to spill the beans. I'm a Houston realtor and a homeowner myself, and these are the 4 steps every first-time home buyer in Houston should take, in order. Once you're ready and under contract, closing can happen in as little as 30 days.

Step 1: Know How Much You Need to Buy a House (It's Less Than You Think)

You don't need $50,000 saved to buy your first home. Plenty of my clients, and I myself, brought less than $2,000 to the closing table. The difference is knowing where the help is.

How much should a first-time buyer save?

A good rule of thumb is to save about 5% of the home price before closing. For example, here's what a 3-bedroom starter home in Houston priced at $289,000 looks like:

  • FHA down payment (3.5%): about $10,115

  • Your 5% savings goal: about $14,450

  • Typical closing costs (2%–5%): about $5,800–$14,500

That 5% won't always cover everything on its own. That's where down payment assistance and seller-paid closing costs come in. Between work bonuses, tax refunds, and gifts from family, many buyers reach this goal in 6 months or less.

Down payment assistance in Houston and Texas

This is the "free money" most first-time buyers never hear about:

  • City of Houston Homebuyer Assistance Program (HAP): Helps eligible buyers purchasing inside Houston city limits with down payment and closing costs. Income limits apply.

  • TSAHC Homes for Texas Heroes and Home Sweet Texas: Down payment help for teachers, first responders, veterans, nurses, and moderate-income buyers statewide.

  • TDHCA My First Texas Home: Pairs a 30-year fixed mortgage with down payment and closing cost assistance for first-time buyers.

  • Seller concessions: In many Houston neighborhoods, sellers agree to pay part of the buyer's closing costs. Your realtor negotiates this for you.

Program amounts and income limits change every year, so check the current guidelines or ask me for an up-to-date breakdown.

Step 2: Raise Your Credit Score Before You Apply

What credit score do you need to buy a house in Texas?

  • FHA loan: 580 (with 3.5% down)

  • VA loan: No official minimum; most lenders look for 580–620

  • Conventional loan: 620

  • USDA loan: Usually 640

A higher score can also unlock more down payment assistance programs and a lower mortgage interest rate. Even a small rate difference saves you thousands over the life of the loan.

Simple ways to boost your credit score

  • Pay every bill on time, every month.

  • Pay down credit card balances to lower your credit utilization.

  • Ask for a credit limit increase (only if you'll keep your spending the same).

  • Avoid opening new credit cards or financing big purchases while you're buying a home.

These are things I've done myself. I have a business background but I'm not a financial advisor, so talk to your lender about your specific situation.

Step 3: Get Pre-Approved for a Mortgage

This is where it gets fun! A mortgage pre-approval is a letter from your lender that tells you the maximum amount you can borrow. The lender reviews your income, debts, and credit to come up with that number.

Why pre-approval matters

  • You'll know your real budget before you fall in love with a house.

  • Houston sellers take your offer more seriously.

  • Your lender can tell you which down payment assistance programs you qualify for.

What you'll need for pre-approval

  • Recent pay stubs and W-2s (or 2 years of tax returns if you're self-employed)

  • Bank statements

  • A photo ID

  • Permission for the lender to pull your credit

Step 4: Work With a Houston Realtor Who Knows First-Time Buyers

Hi, I'm Kadeisha, a Texas realtor based in Houston. I've helped buyers all across Texas find homes that fit their lifestyle and their budget. A good buyer's agent will:

  • Match you with neighborhoods that fit your budget and commute.

  • Negotiate price and seller-paid closing costs.

  • Guide you through the option period, inspection, appraisal, and closing.

Not in Texas? Search social media for local realtors who regularly share first-time home buyer tips. You want someone who knows their market, because buying a home is one of the biggest decisions you'll make.

First-Time Home Buyer FAQs

Can I buy a house in Houston with no money down?

VA and USDA loans offer 0% down for eligible buyers. With down payment assistance and seller concessions, some FHA buyers bring very little to closing. You'll usually still need money for the option fee, earnest money, and inspection.

How long does it take to buy a house in Houston?

Once your offer is accepted, closing usually takes 30–45 days. Getting your savings and credit ready beforehand can take a few months.

Who counts as a first-time home buyer?

Most programs define a first-time buyer as someone who hasn't owned a home in the past 3 years. So even if you've owned before, you may still qualify.

What credit score do I need for down payment assistance in Texas?

Most Texas assistance programs require a score of about 620 or higher, but requirements vary by program and lender.

Recap: Your First-Time Home Buyer Checklist

  1. Save about 5% and learn which down payment assistance programs you qualify for.

  2. Raise your credit score.

  3. Get pre-approved for a mortgage.

  4. Partner with a Houston realtor.

Buying your first home isn't so daunting now, right? Once these 4 steps are done, your real estate team can start matching you with your perfect home.
